SoBro District Development Brings New Apartments and Retail
INDIANAPOLIS — A major mixed-use development is taking shape in the South Broad Ripple area, promising to bring 240 new apartment units and 15,000 square feet of retail space to the rapidly evolving neighborhood just north of downtown Indianapolis.
The $45 million SoBro Commons project, located at the intersection of College Avenue and 54th Street, broke ground last month and is expected to open in late 2025. The four-story development will feature a mix of one, two, and three-bedroom apartments, along with ground-floor retail spaces designed to serve both residents and the broader community.
"This project represents exactly the kind of thoughtful development we want to see in our neighborhoods," said Maria Rodriguez, executive director of the Mapleton-Fall Creek Development Corporation. "It's bringing much-needed housing options while maintaining the character that makes this area special."
The development sits strategically between the established Broad Ripple entertainment district to the north and the burgeoning neighborhoods near the Indianapolis Museum of Art at Newfields to the west. Developers say the location offers residents easy access to the Cultural Trail, which connects to downtown Indianapolis, as well as proximity to Butler University.
Addressing Housing Demand
The project comes as Indianapolis continues to experience strong demand for rental housing, particularly in walkable neighborhoods with access to amenities. The SoBro district has emerged as an attractive alternative to pricier areas like Mass Ave and Fountain Square, while offering similar urban conveniences.
Apartment rents at SoBro Commons are expected to range from $1,200 for one-bedroom units to $2,100 for three-bedroom apartments. The development will include amenities such as a fitness center, rooftop terrace, and covered parking garage.
"We're seeing a lot of young professionals and empty nesters who want to be close to downtown but also have access to green space and cultural attractions," said James Patterson, senior development manager for Meridian Properties, the project's developer. "This location really hits that sweet spot."
Community Integration
The retail component is designed to complement existing businesses along the College Avenue corridor. Planned tenants include a coffee shop, casual dining restaurant, and fitness studio, though specific operators have not yet been announced.
The development team has worked closely with the Broad Ripple Village Association and nearby residents to address concerns about traffic and parking. The project includes 320 parking spaces and traffic impact studies that showed minimal disruption to existing traffic patterns.
Construction is being managed by Indianapolis-based Shiel Sexton Company, with completion scheduled for the fourth quarter of 2025. Pre-leasing is expected to begin in summer 2025.
The SoBro Commons project is part of a broader wave of development in the area, including recent renovations to the Broad Ripple Park Family Center and ongoing improvements to the Monon Trail connection points throughout the district.
